Utilities are responsibility of the tenant; Chugach electric Inc., Enstar Natural gas, Anchorage Waste water & Utility. Must keep property clean, maintained, free from trash, at all times. Mowing & week eating is expected at regular intervals not to exceed two weeks during grass growing season. There is a weed eater in the shed please do not break it, or remove it, you will be charged $200. Trimming of trees is not allowed without permission. Removal of raspberries by shed is not allowed. No changes to the location, color, or height of Firepit may be made. Single car garage is open and 2 spots in the driveway. No more than 3 vehicles allowed on a permanent basis without permission. When guests visit on street parking is ok and center of couuldesac, but again do not disrupt through traffic, or neighbors. Walk through inspections will be conducted every 6 months with 24 hour prior notice given. Should a concern arise additional inspections may be necessary again with 24 hour notice. We do not want to do this so please do not do things to require additional inspections such as; trash and debris in the yard, loud parties with many people, guests staying longer than 2 weeks. More than allowed pets on the premises, etc. No excessive noise, meaning loud obnoxious parties, fighting, or other loud noise allowed. Regular gatherings with music and normal bbq type noise is ok, but not past 10pm weekdays, or 11pm weekends. More than 2 excessive noise violations eviction will be imminent. We have great neighbors here and we want to keep our relationship a good one. No smoking in the house, or outbuildings, of any kind. Any violation you forfeit your deposit. Guest may stay up to 2 weeks only unless given prior permission from the owner, or property manager. Individuals staying in the home outside of listed tenants are considered guests. Non compliance will result in notice given, should guests stay past 3 day notice, eviction processes will begin. Visitors, or guests who stay for two weeks, may not return for three months, without permission, or eviction process will begin. Pets are welcome with an additional $300 pet deposit, per pet. We do not allow more than 2 dogs and 2 cats. Breeds not allowed per our insurance; Pit Bull, Bull Terrier, or similar breed, Mastiff, Rottweiler. It is tenants responsibility to clean up after pet, not allow pet to do damages of any kind, or harass, be a nuisance. Should pet/pets do damages the repairs and cleaning will be deducted from your deposit at $50 per hole in the yard not filled in, $500 per feces removal if these are left behind. This can be on top of any extra cleaning, or damages done inside of the home. If your pet digs please fill it in, clean up your pets fecal materials, change the litter box to avoid smells lingering behind. Don't let your dog harass the neighbors in the back yard, or bark all night. We do allow pets and it's not super common these days, please don't make us change our minds. Basically enjoy the home, have bbq's, guests are fine, but respect the rules, take care of the home and be respectful of the neighbors. No illegal drugs in, or around the premises or eviction will be immediate. Tenant will notify property manager of any and all needed repairs. Please do your walk through and document any and all issues you find at the time. Any damages found after move in and documentation will be presumed damages by tenant and fees deducted from deposit. Again the neighbors here are amazing and most have been here for 20+ years. We want to treat them with kindness and respect. This is a good neighborhood and we want it to continue to be this way.
