Renter is responsible for paying the security deposit, first and last month's rent and any applicable pet deposits upon signing the lease. Renter responsible for all utilities, (yard upkeep including lawn care and leaf raking) and snow removal. Maximum occupancy is four people. All pets must be pre-approved and pet deposits must be collected prior to the pets moving in to the residence. Three vehicles maximum, vehicles that are broken down are not allowed. All garbage must be stored in provided city of Sandpoint bins and emptied weekly. No signs, advertisements, or notices so that they are visible outside the property. The tenant will not change any locks prior to the owner's written consent. The tenant may not cook or barbecue on any porch or balcony or within 15 feet of any building. The renter is responsible for not letting the plumbing freeze by taking precautions such as; leaving cabinet doors open, using the provided heat tape, etc. The tenant may not fasten anything to the fixtures, appliances, or to the interior or exterior of the property.
