If the tenant chooses to exit the 12 month lease early, the landlord needs 60 days notice and the tenant will pay 1 month's rent as penalty for ending the lease early. The tenant will also allow the landlord to show the house to future tenants as lease terms expire. Rent is due on the first day of each month. Payment can be made by check, Zelle, or Venmo.
