Up for rent is the main floor and master bedroom of our cozy Capitol Heights home. Enjoy a short 10-15 minute walk to the metro, and close driving proximity to downtown or northern Virginia. Navy yard, Anacostia park, Capitol Hill and Eastern market are all very close. There is a great little park a short walk away with a new basketball court and complete playground. The basement is currently occupied by a friendly young couple who have a separate entrance and kitchen. You will have complete privacy upstairs including three bedrooms, two bathrooms, a full kitchen with stainless steel appliances and living room with loads of natural light. The whole house has been updated with modern touches. The shared backyard includes two patios and a zen water garden so you can get your barbecue on or just relax to the sounds of the waterfall. Some furniture can convey as a part of the rental (queen, full and California king bed frames, full brand new mattress, couch, dining room table and many other odds and ends). We will negotiate with you on what you need, remove what you don't want and either include the furniture in the monthly price or sell it outright. Shared laundry room downstairs boasts brand new Samsung washer/dryer with steam technology. Tenants will share utility bills (Fios internet, electric and water) with downstairs tenants. Average total utility costs are around $350 per month. No smoking or vaping of any kind permitted indoors. Tenants share utilities with downstairs tenants. Small, well-behaved dogs will be considered on a case by case basis. No cats or other pets You will be responsible for coordinating with downstairs tenants for utilities and parking. The brand new driveway can hold up to 6 cars, with up to 4 secured behind a locked gate, but some coordination is required to make sure no one gets stuck. We are looking for a minimum of 1 year lease with first months rent and security deposit due at signing. A pet deposit for accepted dogs may also be required. We will need references and to complete a background check for accepted applicants. Landlord will arrange yard maintenance or offer discounted rent to tenants willing to help.
