Relax at the quiet Razorback Trailside Bungalow in historic downtown Johnson! Located right off of the Razorback Greenway near Clear Creek Trail, this centrally located fully-furnished bungalow-style home is the perfect place for friends and family. We are located near Uptown Fayetteville but peacefully tucked away off of Clear Creek. Walk down to the creek for fishing, kayaking, and swimming, or on the trail for hiking or biking. Enjoy the several restaurants and shopping centers nearby! If you're coming for work, we are close to the hustle and bustle of businesses in Fayetteville, but you may jump on 49 and get anywhere in NWA quickly! The home is only 4 minutes from Willow Creek Women's Hospital and has blackout curtains, so perfect for traveling nurses. We are also really close to Washington Regional Medical Center, a 6-minute drive with a back route that avoids traffic! Please read the full description before applying. There is also a queen air mattress, one mini crib, and a comfortable couch. Weekly rate: $700 per week with $500 deposit Availability: Beginning January 1st, 2024. Cleanings: Biweekly inspections are required. If your stay is longer than 3 weeks, we will conduct an inspection every 2 weeks. The home is expected to be kept clean and maintained. If cleaning is deemed necessary, this is an additional cost of $80 for each clean. Utilities: Included but capped at $175 for gas/electric (typically $160) and $50 for water (typically $25). Anything over that is the tenant's responsibility. Utilities include gas, electricity, water, trash, wi-fi, and free use of the washer and dryer. If you are a good fit, you will receive a Keycheck screening request background check that will cost $60. Alternatively, you may fill out the Zillow application form that includes the background check. At that time you may also email me your proof of income from the last 60 days. 4. You will be approved or denied. Rental Process: 1. Sign the security deposit agreement. 2. Pay the $1,000 security deposit to hold your dates. This can be paid through the secure Stripe platform with most debit or credit cards, Venmo, PayPal, or CashApp. These are also the same methods of payment for paying rent. 3. Sign the lease agreement. 4. Email me a picture of the driver's licenses of every adult who will be staying and included in the lease agreement. Looking for smaller or larger homes? Monthly rent includes all utilities, lawn maintenance, pest control, furnishings, and linens. Gas and electric is capped at $175 (typically $160) per month. Water is capped at $50 per month Any use over that must be paid for by the tenant. Pets require $200 non-refundable rent. No smoking. Free parking for 3 vehicles in the driveway. Security deposit due at signing. The house is available at this rate January 1st-March 1st. Any lease lengths 30 days+ within those dates are available.
