The renter will have a 3 day grace period to make payment or a $50 late fee will be added. The security deposit will be returned to the renter(s) within 2 weeks AFTER move out to determine deductions due to damages (if applicable). Pets are allowed. Any damage or stains caused by pets will be taken from the security deposit. Utilities are roughly $100 per month per person. Renter will pay directly through GRU. Smoking of any kind is NOT ALLOWED on the property inside or out, and if any traces are noticed or found, there will be a total forfeiture of the security deposit. Parking is free and up to 4 cars can permanently park right outside the house. General upkeep and cleanliness of the inside of the property is highly appreciated and any damage or major cleaning needed will be taken from the security deposit. Landscaping is paid for by the landlord. Pest / rodent control must be taken care of by the tenant. Pests and rodents due to negligence (leaving out trash, uncleanliness, etc.) will fall under the responsibility of the tenant. Termite, ants, small bugs that persist due to nature out of the tenants control will be the responsibility of the landlord/owner. - Changing the air filter is considered basic household upkeep. Four filters will be provided to use throughout the year. Replace the air filter in the mechanical closet once every three months. - Lightbulbs that need to be changed out will be the renters responsibility. - Windows in the house are original, and some have been sealed off for weatherproofing. Please be careful or any damage or broken glass will be taken from the security deposit. - All fires must be contained in a fireplace and kept on concrete. Small campfires cannot be under any covered area.
