Trailer will be freshly remodeled with new kitchen cabinets, new flooring in every room, fresh paint, and full master bathroom update. Trailer has large front porch, and additional back porch. Parking available for a maximum of 2 vehicles. This property is located in a quiet neighborhood right next to the Bath County Ambulance Service and within walking distance of the Fire Department, Police Department, and Bath County Middle School. Great neighbors and quiet area at the back end of a small neighborhood. If interested, please submit a rental application. In addition, the following information is required: Criminal Background Check Proof of Income Proof of Employment Vehicle Registration Vehicle Insurance Two Personal References Rental History Renter responsible for all utilities including but not limited to electric, water, and gas. Renter responsible for landscaping and yard upkeep. RESIDENT also agrees to maintain ALL areas of their lot. If the lot is NOT maintained, OWNER will maintain the lot and RESIDENT will be charged a maintenance fee as determined by the service tendered. Lot is expected to be mowed WEEKLY (NO EXCEPTIONS) and free of weeds and bushes. Porches must be maintained and clean. Trash needs to be placed in trash bins and not on the front or back porch. RESIDENT is assigned a parking space/area on the OWNER's property, the parking area/space shall be used exclusively for parking passenger automobiles and/or those approved vehicles listed on RESIDENTS application attached hereto. RESIDENT is hereby assigned or permitted to park in the following area or space: Beside Trailer In front of trailer space (not blocking drive to the barn behind the mobile lot) (Maximum of two vehicles) No parking in any other spaces/areas. Applicants Required to provide: Criminal Background Check Proof of Income Proof of Employment Vehicle Registration and Proof of Insurance Two Personal References Rental History RESIDENT agrees to not cause or allow ANY noise or activity on the premises which might disturb the peace and quiet of another RESIDENT and/or neighbors. Said noise and/or activity shall be a breach of this agreement. RESIDENT acknowledges that OWNERS insurance does not cover personal property damage caused by fires, theft, rain, war, acts of God, acts of others, and/or any other causes, nor shall the owner be held liable for such losses. RESIDENT is hereby advised to obtain his/her own insurance policy to cover any personal losses. Any issues related to RESIDENTS neglect or cause (septic issues related to flushing items that should not be flushed, driving over items left by RESIDENTS etc.) will be the responsibility of the RESIDENT, Not the OWNER. RESIDENT agrees that there will be no dogs and no more than four family members living on the premises.
