Owner pays for the Home Warranty Yearly, any fees called upon on the Home Warranty typically are $65 for any mechanical appliances breakdowns for the home that are paid for per service call by the tenets. All repairs must be cleared, prior to exiting or the $65 service fee per call for downed equipment will be settled from remaining deposit. The Yard is to be maintained professionally at all times, and in the event, it is not a $60 fee will be charged to the Tenants, if Landlord has to arrange for a yard service call. The lease is a month to month lease and a 60-day notice is needed, in the event of terminating the lease. The lease AUTOMATICALLY terminates if the Landlord gives you a 30 day Vacate or Quit or a 3 Day Vacate or Quit of the lease. Dwelling insurance must be maintained for the inside of the home at all times and must be renewed yearly. Rental insurance is due 24 hours after moving into the home. One medium sites of storage offered on property for your extras belonging taking away from you having to get additional storage. On site visits for in unit will be done on a yearly basis inside the home and a monthly site visit for the outside. The 3rd Bedroom was converted into a huge den and can be used as a 2 bedroom or a 3 bedroom. The closet constitutes the bedroom. We'd prefer a small family that will care for the home as their own. We are in no rush to rent the home. We are definitely looking for the right fit to take care of this lovely jewel. Items to be included with the home are upgraded stove new dishwasher, a refrigerator with icemaker, full-size washer, dryer, fully furnished throughout, kitchen, dining, set with curio, storage attached to the home and detached to the home. Take care of home as you would someone else's property and you'll get your deposit back, less a $300 mandatory cleaning fee for the unit for the carpet and minor cleaning touch ups you might have missed.
