City schools, great location, very peaceful. The mother-in-law suite has been completely remodeled. Washer and dryer are included and to be accessed by landlord permission once a week. There is a $5 fee to wash/dry clothes per load. Storage shed can be used for agreed item but tenant will not have ongoing access. Yard maintained by landlord. Furnishings in mother-in-law suite are provided. Small fridge and microwave are provided. Fans are controlled by remote and must be accounted for at monthly walkthroughs. Landlord has access to property with 24-hour notice to address ANY issues pertaining to the space including, but not limited to: Servicing plumbing/electrical/HVAC Cleanliness Audit Maintenance of furnishings, etc. Maintenance of space Suspicion of Destructive practices, etc. I provide quality spaces at affordable prices and keep a VERY tight home. I expect the same for anyone renting from me. No parties allowed. No alcohol allowed. No smoking allowed. Landlord provides internet. Utilities are split evenly, 50-50. Rent due on 1st. $75 Late fee assessed after 5 days/$150 after 10 days/$225 at 15 days. 16 days without payment will result in a judgment for back rents, court costs, cleaning, repairs, and legal fees plus eviction. ZERO TOLERANCE for drugs and alcohol. Any infraction of this WILL result in immediate termination of lease and eviction filings.
