3 bedroom, 2 bath home in a quiet family-oriented San Marcos neighborhood. The home backs up to a greenbelt so you only have a neighbor on each side of the house. Less than 10 minutes from I-35, schools, and restaurants. Less than 15 minutes from grocery stores (HEB, Walmart, and Target). Pets may be permitted (see below). The target lease start date is between November and December 2023. No smoking is permitted inside the property (smoking is defined as tobacco, tobacco substitute, nicotine, vape, and any smoking-related product). In compliance with the City of San Marcos single-family zoning ordinance, no more than two unrelated persons may live in a single-family property. The landlord lives in the area to address any maintenance issues, concerns, and perform routine care of the property. Move-in Costs: - First month's rent ($1,875), last month's rent ($1,875), and a security deposit ($1,875). The total to move in is $5,625. The security deposit is refundable if the house is left clean and in excellent condition when the lease ends. - The tenant is responsible for all ancillary costs associated with the property (e.g., water, sewage, drainage, electric, gas, waste collection, internet, cable, etc.). Pet Policy: - 1-2 pets (limited to dogs or cats) may be permitted in the home after an interview takes place between the prospective tenant, landlord, and the pet(s). Pets may not cause alarm, annoyance, or discomfort to others. - A non-refundable pet deposit is required per pet (price varies depending on type of animal, breed, weight, etc.). All adults must meet these requirements: - Picture ID and social security number are required. - Receive a positive recommendation from a tenant screening service. - One year of verifiable and favorable rental history from a third-party landlord. Must provide current contact information for this verification to occur. - Monthly income must be three times the amount of rent ($5,625). - Proof of income through pay stubs and/or W2. - Provide current contact information for your employer(s) in the last year. Applications will be automatically denied if an applicant: - Has a felony - Is a sex offender - Has had a foreclosure - Has been evicted or broken a lease - Given more than one insufficient funds checks and/or late payment(s) - Any current or past collections - Previous property damage - Making false statements in regards to these standards
