During these extended absences the landlord has the right to enter the rental unit to main tain the property as necessary (such as shutting off water during freezing temperatures) and to inspect for damage and any needed repairs. -Tenant may not turn their rental over to another tenant (called "assignment"), let someone live there for a limited time while you're away (called a "sublet"), or rent an extra bedroom to another occupant, with tenant as the "landlord" (also called a sublet), without landlords written consent. -Tenant is prohibited from renting rooms on Airbnb, VRBO or any other similar short-term rental services. -tenant must be respectful of neighbors and county noise ordinances from 10pm-7am. Any violation of the lease agreement by tenants, or by tenant guests, is grounds for terminating the tenancy according to the procedures established by state and local laws.
