Most landlords want to see good recent credit, over the last 12 - 24 months of no delinquencies. (Some landlords make exceptions for medical bills, student loans or foreclosures/short sales) 2. What is your monthly gross income? Most landlords want to see that your monthly income is 3 times the rent. 3. Do you have recent and good, verifiable rental history? If so, will your landlord give you a good reference? If you're renting from a private owner we like to verify you pay rents on time by looking at canceled checks or a bank statements. Getting a letter from the landlord is fine but not always the only source we use. 4. Are you breaking a lease? Have you been evicted? (These two things may be a deal breaker!) The most important part of our verification is that we can prove to the Landlord that you pay your rents on time.
