Any credit score below 700 will incur an additional security deposit that is subject to refund upon move-out. 700+ : Deposit Listed 650-699: Deposit Listed Plus $200 600-649: Deposit Listed Plus $400 Below 600: Grounds for Denial 3. Rental History: The applicant(s) are to provide previous 2 years of housing history. Landlord references will be contacted to verify rental history. Late payments made within 6 months of application are grounds for denial. Prior judgments or evictions are grounds for denial. 4. Criminal History: Applicant(s) with a history of violent crimes, drug-related offenses, or sex offenses will not be accepted. Any felony is grounds for denial. Other crimes may be grounds for denial. Applicant(s) will undergo background check as part of application. 5. Employment History: The applicant(s) must have a stable employment history with a preferred history of six months in their current role. Please refer to the Income section for further details. 6. Pets: Pets are not allowed inside the rental property or on any portion of the premises. 7. Smoking: Smoking is not allowed inside the rental property or on any portion of the premises. 8. Application Fee: Each applicant must pay a non-refundable application fee to cover the cost of background and credit checks. 9. Security Deposit: A security deposit of $2,500 is required at lease signing, and is subject to refund upon move out. Please refer to the Credit Score section for possible additional deposit. Non-refundable carpet cleaning fee of $300 will be collected. 10. Lease Term: A 12 month lease is expected, however, a shorter lease duration may be considered with an adjustment to monthly rent. 11. Due at Occupancy: Applicant is to provide first and last month's rent and Security Deposit by time of occupancy. 12. Renters Insurance: Applicant is required to acquire renters insurance. 13. Applicants 18+: All applicants must be 18+ years old. Tenant is responsible for utilities and yard maintenance and shall abide by HOA guideline. Property has an ADU (additional dwelling unit) with separate entrances, utility meters and fenced back yard.
