Owner pays for basic landlord homeowners' insurance. It only covers the home in the event of a fire or other disaster. It does NOT cover the tenants' personal property. No smoking allowed inside property under any circumstances. There are several outdoor areas where smoking is permissible. The fire-pit in the backyard and any of the four outdoor decks but only with proper ashtrays to dispose of ashes and cigarette butts, please. Ample parking with six designated spaces. Including a one car garage, two spots in back driveway and three designated spots in front driveway. In summer you can store your boat, jet skis, wave runners at the neighborhood on-site docks for an extremely low cost. Plus, you can store them on the property in the winter. This is unincorporated MUNDELEIN, and the normal village ordnances apply here and don't have to be followed. We can burn our leaves in autumn, have fires in fire pits, park whatever we want wherever we want (just be respectful to neighbors). People often drive around in golf carts, minibikes and other motorized vehicles. Very wonderful neighborhood. There's a private beach and park. Ice hockey rink on the channel in the winter. Ice skating and sledding is also very popular in winter. Also, if there ever is an emergency the Lake County Sheriff comes, not Mundelein Police so it does take longer for them to arrive. FYI. But the neighbors all look out for each other but aren't busy body nosey Karens. Must have good credit, steady employment record, first and last month's rent plus $4,499 security deposit. $13,497 due at lease signing. No exceptions. Unless rental period starts mid-month and the first month is prorated. No more than one single family living there. No commercial businesses can be run out of home due to the HOA restrictions. Most pets will be acceptable if you get permission from owner beforehand there'll be a non-refundable $1,000 pet deposit fee. I'll be honest pets are not my favorite tenants, but well-trained pets may be permitted subject to a case-by-case basis. Tenant is responsible for keeping up with the yard work, normal maintenance and keeping the home in good condition. Inspections will be performed regularly with at least 24 hours' notice as required by law, of course. There are two A/C and central heating units, and the filters must be changed and/or cleaned regularly. The two separated units helps cut down on heating and cooling costs tremendously. Home has also been made as energy efficient as possible. I'm available almost every day in the afternoons and evenings to show the property. Please fill out the Zillow application so I know we are both serious. It's a very small fee to do so and can be used over a period of 6 months I believe to any prospective landlords if things don't work out.
