About This Property

Quaint and charming 2001 28x56 3 bd 2bth mobile home on 0.94 of an acre. Located in Vicksburg MS, Warren County. Residential Lease that includes a 20 year Option to Purchase available with security deposit. $7500 Security Deposit required. $2500 Pet Fee (non-refundable), but can be paid over a 24 month period. $990 monthly Every Adult (18 or older) that will occupy the residence will be required to approve a background check. The background check will cover. A) Credit; B) Eviction record; C) Bank Account information; and D) Criminal Record, ETC. When each applicant receives the email from the background company, they must fully read and complete each section of the background check, email back and authorize the check. Email a copy of valid Driver's License, phone number. When we receive these things we will schedule a viewing of the home. Applicants will be required to complete application for each adult person 18 or older. Husband and wife will complete one application. We need the following for every applicant A) 3 months Paystubs or benefits state B) 3 months bank account statements C) Email address for each applicant When we receive the background check and review all docs, we will contact them with our decision. RESIDENTIAL LEASE AGREEMENT: Minimum 24 months. If terminated before the end of the 24 months, tenant will have to pay all unpaid lease payments until the 24 months are paid in full. After 24 months expires, it converts to a month-to-month Residential Lease Agreement. Monthly payments DO NOT include any principal and interest. Monthly payments are strictly residential lease payments. Monthly payments DO NOT REDUCE the separate annual Option prices set forth in the Option Agreement. All monthly payments are separate and independent payments made in connection with the Residential Lease Agreement only. Lessees pay all property taxes. Taxes will be paid by Landlord and billed to the Lessee every year. Lessee has the option to pay the taxes in full when billed or pay over time; however, all taxes must be paid in full before December 31 of current year. Lessee has to have full insurance coverage Lessee has to maintain the home. Lessor will not make any repairs or maintain the home during the lease term. Lessor provides Lessee with the benefit of a lower monthly payment since Lessee is responsible for all maintenance and repairs. Lessor has tested and inspected roof, plumbing, electrical, HVAC. These are the major components of the home so Lessor makes sure these major components are in working order, but does not warranty these items. Lessor has made cosmetic improvements to the inside and outside of the home, but does not warranty any of these items. Lessee accepts the home in its "AS IS, WHERE IS" condition. OPTION TO PURCHASE AGREEMENT: Leased Property Owner provides Lessee with a separate 20 year term within which to purchase the home. Lessor nor Leased Property Owner will finance the purchase now or later. Lessee is required to obtain their own separate financing should Lessee desire to purchase the property on a later date So, if Lessee purchases the property at any later date, the purchase will be considered a CASH purchase even if Lessee acquires their own financing. The beginning Option Price will reduce every year on the anniversary date of the lease based upon the anticipated depreciation of the home. On the 20th year anniversary date, the Lessee will be required to pay a final lump sum option price. Accordingly, Lessor recommends that Lessee utilize the term of the lease (240 months) as follows" Divide Final Option Price by 240 months to determine what the monthly savings needs to be to pay their Final Option Price. Lessor will allow Lessee to pay extra payments every month (over an above their regular monthly lease payment) to increase their security deposit. This option is entirely optional and is NOT a requirement of the lease. At a minimum, Lessor strongly recommends that Lessee deposit the monthly savings over the term of the lease into a savings account so that when the lease expires in 20 years, they have saved enough money over the term of the lease to compensate the Final Option Price.
