The Renter agrees to pay the Owner in good funds, without notice or demand, the sum of $1750.00 per month rent, due and payable on the 1st day of each month. Rent is past due on the 2nd day of each months and subject to Late Fees on the 2nd. If rent is not received on the 1st day of the month, a $15.00 Late Fee will be charged to the Resident, and a $5.00 per day Late Fee will be added for each additional day thereafter that rent remains unpaid. Late Fees will continue to accrue until all rent and all outstanding charges are paid in full. The Renter shall arrange for all utilities, services, and operating costs required for the Premises until the last day of legal occupancy. The Renter is not allowed to park or store a motor home, recreational vehicle or trailer of any type on the Premises. The Renter should nor park vehicles on the street overnight. The Owner shall be responsible to exterminate carpenter ants, termites and other wood-boring insects. The Resident shall be responsible for eradicating all other insects, including cockroaches. The Owner shall not be responsible for damage caused by insects or pests to the Resident, occupants or their guests, or to any personal property. The Resident may NOT make unapproved repairs or alterations or pay for replacement parts and deduct the cost thereof from their rent. The Resident is responsible for maintaining the Premises in a clean, sanitary, healthful, and safe condition at all times. Grounds, flowerbeds, and drives must also be kept clean, neatly maintained, and free of debris. The presence of pet or human waste or odor, dirty dishes or clothing, explosive or dangerous articles, and similar conditions which have or may have a deleterious affect on the health or safety of Residents or invitees shall be, after 10 day notice to correct the conditions, grounds for commencement of eviction proceedings. No pets allowed. No illegal drugs are permitted on the Premises, nor may they be stored, used, manufactured, processed, or sold. Furthermore, the Resident, his family, and/or invitees shall not be involved in illegal activities. NO SMOKING of tobacco, vaping, or other substance is permitted.
