Cozy ranch-style home, in a quiet cul de sac. Located three miles from UNC Charlotte and has easy access to 485 to Uptown. The home is recently repainted, with brand-new bathroom vanities and laminate floors. Large fenced-in yard. Appliances include, a dishwasher, fridge, and washer/dryer. Utilities are not included in rent, the tenant is responsible for utilities. Pets allowed. Tenant is also responsible for up keep of yard, like mowing, and weed whacking. The tenant is responsible for all utilities, which include gas, electricity, and water. No dogs, cats, or other pets shall be permitted on the Property without the prior written consent of the Landlord, which the landlord may withhold in the Landlord's sole and absolute discretion. A $50 monthly pet rent will be charged per pet, max two pets. An additional refundable $300 security deposit is required for pets. Tenant shall, at their expense, maintain the premises by watering, weeding, and overall conditioning the lawn, shrubs, trees, and landscaping. If the lawn is higher than four inches, the city of Charlotte will send a fine which the tenant will be responsible for. The Tenant shall be responsible to provide their own lawn mower and gardening equipment. At no time can vehicles or trailers be parked on, or driven on the lawn. Parking is permitted on the driveway and in the garage. Tenant understands that at all times Tenant is responsible for keeping all outside areas free of garbage, debris, animal feces, and or any other unsightly items. No smoking is allowed in or around the home. The Tenant shall be responsible for obtaining, at Tenant's own cost and expense, a tenant's insurance policy. The Tenant's personal property shall not be the responsibility of the Landlord, and will not be insured by the Landlord. The Tenant's insurance policy must also include liability coverage.
