This is a doctor's office for rent with an attached house. Situated directly across the street from the San Augustine (Texas) hospital and right next door to a medical clinic, it is an ideal location for a small medical practice, and was formerly owned by a chiropractor. Zillow mentions three parking spaces but there are many angled parking spaces right across the street. The front door opens into the reception/waiting room and the adjustment room is just to the left of the waiting room. There is a one half bathroom connected to the adjustment room. The private entrance on the east side of the house is protected from the elements by a large carport and includes a wheelchair ramp. It is an older house, but all of the first floor rooms were remodeled and/or painted by the doctor. The main air conditioner was replaced in the fall of 2022. We will consider selling the house if the renter is interested. This is a doctor's office rental with attached housing. Medical credentials to be provided with application. This is a no smoking rental. Last month's rent due at signing. Owner pays gas. Renter pays water and electricity. Renter will maintain lawns to be consistent in appearance with other lawns on the street. Renter will report any damage to the property, in a timely manner, to the local property manager or to the owner. Lease duration is one year with an annual renewal option. If lease is broken within the first year, deposit will be forfeited. No modifications will be made to the property without owner's written permission. No part of the property will be rented, sublet, or otherwise made available to anyone not part of the renter's family.
