In the event a month-to-month tenancy results, rent shall be increased by $200 USD; all other terms and conditions of this Agreement shall remain in full force and effect. Access to the Property: The owner has the right to enter the property given 24 hours' notice to the Tenant pertaining to inspections, emergencies, repairs and updates. Waiver of Subrogation: Landlord and Tenant hereby release each other and each other's employees, agents, customers and invitees from any and all liability for any loss, damage, or injury to person or property occurring in, on, about, or to the Premises or personal property within the building by reason of fire or other casualty which could be insured against under a standard fire insurance policy with an "All Risk of Physical Loss" endorsement regardless of cause, including the negligence of Landlord or Tenant and the irrespective employees, agents, customers and invitees, whether or not such insurance is actually in force and effect, and agree that such insurance carried by either of them shall contain a clause whereby the insurer waives its right of subrogation against the other party, provided such insurance is available. Because the provisions of this section are intended to preclude the assignment of any claim mentioned herein by way of subrogation or otherwise to an insurer or any other person, each party to this Lease shall give to any insurance company which has issued to it one or more policies of fire and all risk coverage insurance notice of the provisions of this section and have such insurance policies properly endorsed, if necessary, to prevent the invalidation of such insurance by reason of the provisions of this section.
