It has easy access to I-15, I-215, Fashion Place Mall, Fort Union, shopping, restaurants and more! It is located 15 minutes from the mouth of Little Cottonwood Canyon, 10 minutes from the mouth of Big Cottonwood Canyon, 13 minute from the mouth of Millcreek Canyon, 11 minutes to the mouth of Parley's Canyon, which are great for hiking, biking, rock climbing, snow shoeing, cross country skiing, and ski resorts. Temple Square or Downtown Salt Lake City is only 20 minutes away. There are large mature trees that surround this property. 2nd family room and laundry room in basement. We will not look at applications nor accept applications until people have walked through the property. Just a couple things that are important about this property that might affect your decision to rent this property. First, it is a twin home. Each side has their own driveway on different streets. So, there is privacy for both sides. We own both sides. Second, we use the other side as a short-term rental. The previous renters have never complained or had any problems with the short-term rental. They were super quiet and kept up the yard. We would like to have similar renters who are quiet especially during the hours of 10pm-7am. The short-term rental guests also have quiet hours between 10pm-7am. Third, there are only 4 bedrooms in the property. We only allow for a total of 8 people to occupy the house. We understand that this situation and these expectations will not make this property a fit for all renters. We just want you to know upfront some of the expectations that will ultimately be on the lease agreement. No smoking or vaping is allowed on the premises (inside or outside). No pets are allowed. Max number of occupants is 8. Gas and electric is paid by the renter. Water and sewer will be paid by the renter and will be added to the rent. There is a large driveway for parking. Due to past issues with neighbors, the renters will need to park in the driveway and not on the street. Applicants will need to go through an application process, which includes but not limited to, background check, rental history, income and credit requirements, and more. A list of all screening criteria is available for interested tenants. The lease is for 12 months. Lease extensions could be possible. The renter is responsible for the yard. The front yard is xeriscaped with automatic sprinklers. The backyard is grass. There are a lot of large mature pine trees that drop needles.
