This is an amazing house for a family that loves to spend time at home! Much of the existing furniture is available to be purchased and some will be included as "on loan" for the rental such as the patio furniture. Basketball hoop, RV parking, BBQ Island, back patio seating area off the Master Bedroom, breakfast table with umbrella for enjoying the weather during the summer! Garage gym and gorilla racks for storage! Pool chemicals are all paid for monthly by the landlord! Landscaping service is included in the rent and this is a Smart Home! Alexa controls wifi light bulbs in every room that can even change color for you! The back yard and interior of the house has beautiful lighting you can change with every holiday and the pool can be heated for that Xmas party and BBQ you've always wanted to have during the dead of winter! There is a dog run on the side yard, gated with potty pads if you have or breed dogs. Oh, and by the way, the Canyon Crest Plaza is a five minute walk from this place with 21 restaurants, shopping, pet grooming, Vet, dry cleaners, Ralphs, Rite Aid, Cigar lounge, Kaiser medical, Dentists, Dry Cleaners, banks and more! UCR is one mile away and Andulka park just down the hill for Tennis, Basketball, playground and more! This location is amazing! The neighborhood is well established and we have a giant group text group for everyone on the street to help each other with everything from the random skunk sighting to anyone around who we don't know, to finding a handy man, truly amazing neighbors. Get in quick because this house is one of a kind for amenities, location and price! Patio furniture and fire pits will be included at no charge! Everything is negotiable with regard to lease duration, furniture, pets, included services, etc. Renter pays for all utilities, standard deposit of twice the rent plus first month's rent are due upon move in. Deposits will be returned within 21 days as warranted by California State law after move out inspection. Landlord pays for yard service. Landlord will pay for pool chemicals but maintenance is responsibility of tenant and subject to monthly inspection to ensure safe and sanitary upkeep. Landscaping service is included. Lease is for 12 months with 30 days notice required in writing to vacate or renew. Landlord must approve of renewal. Longer lease is available. Rent is due on the first and will incur late penalties after the 5th of the month equal to 5% of the rent. Landlord is not responsible for replacement/repair of refrigerator, clothes washer or dryer. Proof of Renter's insurance is required upon day one of lease signing. Landlord will provide 48 hours notice for inspection by designated representative. Subletting is strictly forbidden without written approval by the landlord. All applicants will be required to have a credit check, background check and completed rental application. Smoking inside the home is strictly forbidden. Parking will be limited to a maximum of 4 vehicles, in addition to one RV parked in the RV parking only. Tenet will be responsible to ensure home is vacated in the same condition and cleanliness as initial move in inspection minus normal wear and tear of paint or rugs.
