Please beware of scammers Application Fee: $40 per adult The application fee will be used to conduct a background check that encompasses the following four areas: (1) Credit (2) Criminal (3) Employment/Wage Verification (4) Prior Rental History Minimum Requirements: Credit score of at least 575 or above No felonies Verifiable monthly income, 3 times the rent amount Good standing rental history No evictions and/or unlawful detainers within the past 5 years Total cost to move-in: - first month's full rent - security deposit (2x rent for credit scores between 575-599, 1x rent for credit scores above 600) - first month's sewer and trash (total $84) - if pets, then first month's pet rent ($50 monthly rent per pet) plus one-time pet fee $250 per pet - prorated rent, sewer, and trash charges will be charged the following month In order to secure the rental property the approved applicant is required to place a deposit. The security deposit is the equivalent of one month's rent or the amount requested that reflects your credit application. Pets are okay with non refundable pet fee. Resident is responsible for all utilities including: Gas, Electric and Water, Sewer and Trash. Utilities are not included in base rent pricing.
