Evidence of smoking is cause for forfeiture of security deposit for deep/steam cleaning. 1. NOISE Home is in a quiet residential neighborhood; please be respectful to neighbors. Parties not permitted. 2. PETS- Pets are not permitted on the property. If it is determined that any pets occupied the premises during stay, security deposit will be forfeited. 3. PARKING- Off street parking available in driveway. 4. MAXIMUM OCCUPANCY- is limited to 3 unrelated guests, as well as agreed upon number of occupants. 5. DAMAGE/RESERVATION DEPOSIT - A damage/reservation deposit of is required with reservation. The deposit is fully refundable upon departure, provided the following items are met: No damage is done beyond normal wear and tear; including infraction of no smoking policy. All debris, rubbish and discards are placed in outside provided containers and dishes cleaned. All keys returned. 6. CANCELLATIONS- Any cancellation made 60 days prior to the scheduled stay will require a forfeit of the security deposit. For cancellations made within 60 days of the scheduled stay, we will make every attempt to re-let the house in good faith so you will not incur expenses beyond the deposit. If we are unable to do so, you will be responsible for the agreed upon rent. Guest may not sub let premises. 7. CLEANING SERVICES- Will be scheduled bi-weekly at no additional charge. Departure cleaning also included. 8. FALSIFIED RESERVATIONS-Any reservation obtained under false pretense will be subject to forfeiture of advance deposit and the party will not be permitted to check in. 9. WRITTEN EXCEPTIONS-Any exceptions the above mentioned policies must be approved in writing in advance. 10. Motion detection security camera facing street is in use. 11. ACCESS- Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right in a reasonable manner. This home is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed upon that all guests are expressly assuming the risk of any harm arising from their use of the premises, or others whom they invite to use the premise.
