Provable income is shown through pay stubs, tax returns, or award letters. Cash income cannot be verified will not be counted as income. CRIMINAL BACKGROUND: No felonies/convections relating to drug or violent related charges regardless of age of arrest. SEX OFFENDER REGISTRY: We do not rent to any person on any Sex Offender Registry. CREDIT CHECK: The prospective tenant shall not have any significant write-offs, delinquencies etc. the tenant's credit score shall be no less than 600 and have no more than 2 collection charges on their record (school and hospital bills excluded). If the credit score is below 600 but applicant meets all other requirements the landlord may require additional security deposit. NO EVICTION RECORD. Tenant MUST have prior rental references (unless homeowner). We do not rent to first time renters. Friends and relatives are not considered a valid landlord. We DO NOT accept co-signers, or room mates. The full deposit amount and first months rent shall be payable prior to taking possession of a unit. We DO NOT hold units. Within 24 hours of being an accepted tenant payment of first months rent must be paid or we will continue to accept applications Tenant pays all utilities. Application processing fee $25 per applicant (non-refundable). We do not accept section 8 or vouchers. Zillow applications are NOT accepted.
