All occupants eighteen (18) and over must be listed on the lease agreement as a leaseholder unless they are a dependent Identity Verification All applicants (and co-signers when applicable) are required to show a driver's license or a government-issued photo identification. Insurance: Residents must carry a minimum of $100,000 Personal Liability Insurance coverage and name landlord as additional interest. Credit History: A third-party verification service will verify your credit history. The applicant will receive a credit score based on statistical data such as payment history, number and type of accounts, outstanding debt, and age of accounts. Minimum Credit Score: is 700 INCOME VERIFICATION: Gross monthly income must be at least three (3) times the monthly rent. Verification of employment is required. Up to one year of employment history will be verified: two (2) most recent pay stubs and correlating bank statements, employment offer letters, or other income statements. (if the applicant is 1099, self-employed, retired, or a relative is the applicant's employer) Most recent Tax returns and Form 4506 and/or other documents. Two months of most current bank statement(s) must have a minimum of $20,000 or more in liquid cash funds in the daily balance. PDFs or originals will be required for all income verification documents; no screenshots or altered documents will be accepted. GUARANTOR: A guarantor must pass the same application and screening process as the applicant and meet all the qualifications provided herein, except that gross monthly income requirements will be five (5) times the monthly rent and the minimum credit score for a guarantor must be 700. The guarantor must also have a favorable credit rating. More financial information may be required to approve corporate leases. We will verify all sources of income. A guarantor will not be authorized if the original applicant has severe credit flaws and an adverse landlord history. RENTAL HISTORY: Current and previous landlords will be contacted to verify tenancy, timeliness of rental payments, and other tenancy-related issues. We will check for evictions and record landlord complaints. SMOKE-FREE: This is a Smoke-free Property. No smoking is permitted. CRIMINAL BACKGROUND: A criminal background check will also be completed during the application process. CONSUMER REPORTING AGENCIES: RentGrow, Inc. is the application screening provider for this community and retrieves public records and rental history records. Experian , Equifax , or TransUnion are the credit bureaus utilized for this community. Your credit score is a number between 300 and 850 and is a reflection of the information in your credit report and can change depending on how the information in your credit report changes. RentGrow plays no role in how your credit score is determined. Automatic Denial Applicants will automatically be denied residency if: Credit Score less than 610 Negative rental history (Including but not limited to noise or nuisance violations, Multiple late or non-sufficient fund (NSF) charges or notices to pay or vacate, Pest infestations due to resident negligence, Material and verifiable adverse reference from the prior landlord, Violation of rules relating to unauthorized residents and/or pets, Excessive property damage, Improper notice to vacate) Prior foreclosure Prior evictions or legal filings to collect rent or utilities Falsification of any information entered on application forms Past car repossessions or car payments made over 60 days late Past charge-offs Accounts currently in collections Failure to satisfy the income requirement and/or employment with verifiable proof. Past Bankruptcy or Bankruptcy in-process Failure to submit any requested verification documents within three (3) days of receiving the completed Application. The "Completed Application" is defined in paragraph 4 of the "Disclosure" section of the Application Agreement. Maximum Occupancy Standards Seven (7) people in a 3-bedroom house Pet Criteria and Deposits: No caged or exotic animals are allowed. A maximum of two pets per home are allowed. Pet photos and veterinary and vaccine records are required within 30 days of application. Breed restrictions apply and include but are not limited to Pit Bull, Akita, Chows, Dobermans, Mastiff Breeds, St. Bernard, Staffordshire Terriers, Wolf hybrids, or any dogs mixed with these breeds. Cats and Dogs must be neutered/spayed The pet payments are as follows: Non-Refundable Pet Fee: $350.00 for the first pet; additional pet is $250.00. $20 per month pet rent per pet
