A completed application for each applicant over the age of 18. 2. This document (APPLICATION REQUIREMENTS) signed and uploaded with the online application. 3. All applications are subject to credit, criminal, rental history, and income check. 4. Household income must be 3 times the rent amount. 5. Each applicant must provide their last two paystubs (ifW2employed),or last year's tax returns and last 3 months of bank statements (if self-employed), or employee verification letter from employer on company letterhead (if beginning a new job that has not provided paystubs as of application date). Must be submitted via email in PDF format only and uploaded on the online application. 6. Your rental history must be verifiable. We reserve the right to deny the application if, after making a good faith effort, we are unable to verify your rental history. If you own, rather than rent, your mortgage payment (verifiable via your credit report) will be considered. 7. Lease must be signed and security deposit must be paid within 24 hours of approval. The home will stay on the market and will continue to accept other applications until both items are completed. 8. Security Deposit is NON-REFUNDABLE after approval. 9. Application fee is up to $50 per applicant. The applicant will receive a link from Smart Move to directly apply for credit, criminal and rental history verification. Applicant will need to pay by credit card directly to Smart Move. 10. Each applicant must provide a legible colored copy of State or US issued I.D. Signing the acknowledgement indicates that you have read, understand, and agree to the above policies. 11. Pet owners shall provide photo of pet and current veterinary vaccination records. 12. Tenant will submit and maintain renters' insurance for entire lease term. RENTAL AGREEMENT PROVISIONS: Landlord will supply lawn maintenance, water, trash pick- up and pest control. Tenant agrees to put trash at street on pick up day and remove bin by following day. Tenant agrees to have all utilities (PEC Electric) in their name by lease date and for the duration of the lease term without interruption. Tenant agrees to be cautious of sensitive nature of septic system and will only flush minimal amounts of toilet paper. At move-out tenant agrees to a professional cleaning of the home inside and out incl: garage, yard, appliances, doors, windows, blinds, fans, fixtures, floors, baseboards, drawers & closets upon move out providing receipt. Tenants and guests agree to smoke outside only. $2500 fine for smoking inside property. Tenant agrees to change air filters every 30 days. Tenant agrees to conserve water in a responsible manner. Tenant has access to carport and one designated storage shed. Tenant does not have access to boat dock unless landlord gives permission in writing. Tenant and guests will assume all risks and liability. Tenant agrees to park only in designated spaces . Tenant agrees to replace all lightbulbs prior to move out. Tenant agrees to take great care to maintain condition and prevent damage of furniture/appliances. Tenant should be aware water is supplied by well and water quality and conditions can vary. If well stops producing water, tenant will be responsible for reimbursing landlord for any water delivery billing more than $200/month.
