We will 1) check your credit report; 2) check for any past evictions; 3) verify your employment, if applicable; 4) personal income must be sufficient and verifiable; 5) verify your previous landlord references; and 6) perform a criminal background screening; we encourage you not to apply if you have credit scores below 670, have ever been evicted, have bad rental history or have recent drug/violence related felonies. Credit history must show that the applicant has paid bills on time and does not have a history of debt write-offs or accounts that have gone into collection. Residency may be denied due to poor credit history. Contingent on your credit score, a risk mitigation fee may be assessed (see rental criteria). A credit score of 669 or below will be denied. Credit score of 670 to 740 Security Deposit of 1.50X the monthly rental amount. Credit score of 741 and above - Security Deposit of 1X the monthly rental amount. Pets on property are allowed only with express written permission from Owner on a case by case basis and subject to payment of applicable fees. Owner has sole discretion on approval of pets and approval may be subject to (but not limited to) size, breed and temperament. If pets are approved by Owner, a non-refundable pet deposit of $200 per pet will be required plus additional monthly rent of $30 per pet. No more than two pets in total will be considered. Lease will provide more specific terms regarding pets. End of Lease Agreement: Owner will have a final move out inspection completed. Any damage to the home (above normal wear and tear) will be the responsibility of tenant. The outgoing tenant will receive a copy of the final inspection along with an itemized final bill considered due and payable upon receipt. Outgoing tenants failing to pay in a timely manner will be turned over to a 3rd party collection agency.
