Landlord will have the cesspool cleaned and inspected every two years -If the wood-burning stove is to be used, proof of certified chimney cleaning/maintenance must be provided by November 1st of each year -Any and all changes or updates to the property must be approved by Landlord before being performed -Pest control, with the exception of rodents, termite inspections and treatment, will be the responsibility of Tenant, if they choose to have this service provided -With the exception of smoke/CO2 detectors, Tenant will be responsible for replacing all other common use items, such as light bulbs (interior and exterior), water filters, etc. -Landlord is responsible for water heater, range, dish washer, garbage disposal, and furnace. Refrigerator, microwave, washer and dryer are the responsibility of Tenant
