Self-employed persons and/or retired or other passive income - will need to show proof of income for minimum of past 2 years, which includes 2 years tax returns and previous two months bank statements. Income Requirements Gross income (including co-applicant) shall be a MINIMUM of three (3) times the rent amount. Must be able to document all income. If a household has three(3) or more applicants, Landlord will use only the two(2) highest incomes in calculating the combined household income. Ability to pay all deposits and rent in full, prior to move-in. Credit Requirements Established credit history with a credit score of 700 or higher. Discharged bankruptcies accepted with re-established credit. Criminal Records Criminal convictions within the last seven years may result in the denial of your application. Convictions for the manufacture or distribution of a controlled substance will result in an automatic denial of the application. I.D. Required Each applicant 18 years of age and over will be required to produce a photo I.D. (e.g., a driver's license or other government issued photo identification card). Renters insurance required - including liability of $500K. Holding fee - 25% of first months rent. REQUIRED FOR MOVE IN : First month rent, last month rent & security deposits required for move in.
