Tenant pays all utilities, trash, recycling, lawncare, snow removal, water softener maintenance, performs septic maintenance, replace air handler filters every 2 months and refrigerator filter as needed. Tenants will use their own towels/linens. Tenants will not use bleach or drain cleaner in sinks, toliets or introduce it into the septic system. Tenants will be required to winterize outdoor hose bibs in winter. No parking or driving in yard. Well is located in front next to driveway (blue top.) Renters insurance is required. Septic field is between driveway and back shed. Owner will provide water softener pellets and air filters. Owner will provide lawn mower for tenant to use. Pets must be approved and on lease. Tenant is responsible for removing dog feces on a regular basis, maintaining yard, and weeding flower beds. No smoking allowed in house or on property. Parties or gatherings of over 10 must be preapproved. Owner belongings and storage will not be accessed or disturbed in basement.
