This is a 3 bedroom and 3 bathroom full house with nice and newly renovated decor throughout. With a saltwater pool and several other amenities this house is unlike many you'll find available with fully furnished living space, and available for 31+ day rentals. You won't find a better place for a family, a corporate rental employee, or medical staff (personnel) to call home for a short period during relocation or for a short visit to the area. Minimum stay of 31 days. Maximum stay of 60 days. Open to negotiation based on your needs. Booking this home means you give permission to the property manager to use a third-party to verify your identity and check criminal databases to confirm your reservation. Complete terms regarding the guest verification can be provided by the property manager. You may receive an email to complete your screening. Please check your spam inbox for this email and contact the property manager if you have any questions. The host (or homeowners) are not responsible for any accidents, injuries or illness that occurs while on the premises or it's facilities. The host (or homeowners) are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. Pets are allowed. Up to 2 small dogs only (20 lbs.). - MAX 2 pets per stay. $250 per pet fee (30 day stay) Extra person fee (from the 6th person) is $25 per person per night QUIET HOURS: 9pm -8am - $250 minimum for breaking Quiet Hours from 11 pm - 8 am Everyday ANY MISSING ITEMS: Will be charged back to the primary guest at retail value. EARLY CHECK-IN: If you'd like to check-in early, please let us know 24 hours in advance. If we're able to authorize there may be a fee of $35. LATE CHECKOUTS: If we are able to accommodate a late checkout, $35 per hour will automatically be added to your reservation. We do not guarantee late checkout availability. You MUST request late checkout if you would like it 1 day (24 hours) in advance. Guests who stay past checkout time and did not put in a request, 1 week in advance will be charged $100/hour. NO VAPING/SMOKING allowed whatsoever inside the property. This is strictly enforced. You may smoke outside only. Dispose of butts in trash bins. $100 butt disposal fee may be charged within reason. NO DRUGS: illegal drugs are strictly prohibited. NO UNDERAGE DRINKING. NO FOREIGN OBJECTS DOWN THE TOILET: Do not flush anything down the toilet except toilet paper and FLUSHABLE wipes. PARKING: Follow parking rules as instructed. Two Cars are allowed in driveway, but not on curbs of property. THE PRIMARY GUEST on the reservation (who submits payment) must be present for the duration of the stay. UPDATE THE NUMBER OF GUESTS you will have to the correct amount. If you have more guests on the premises stay than you have notated in your reservation, we reserve the right to charge an additional amount per guest per night. Not to exceed 8 per city code. DAMAGE: In addition to the security deposit, renters are 100% liable for any and all property damage, caused by themselves or guests, during their stay. CHILDREN: While we welcome children and families, the home is not fully child-proofed. Parents with younger children use the home at their own risk. CAMERAS AND NOISE: The home contains outdoor security surveillance (Front) via a doorbell camera, and also has a noise-detection system. SALT-POOL MAINTENANCE: To help keep the pool clean and appealing, please use the pool net to clean out any debris on the surface as is reasonable to do so. POOL Rules: No more than 8 guests can occupy the property, therefore no more than 8 guests should be in the pool. For your children's sake, please make sure back door is locked when not using the backyard, and all children are accompanied by an adult at all times. HOUSE RULES: You are required to follow the House Rules written here and posted in the house during your stay or risk being removed from the property. CHECKOUT PROCEDURES must be completed as written here and posted in the house. EVENTS AND PARTIES: Due to city ordnances, and events occurring during Covid, Airbnb and other booking sites have chosen to prohibit events and parties of any size. We are following suit and strictly prohibiting events or parties at this listing. Please be aware that if you book this listing and attempt to have a party or event secretively, we will report you to the booking site and you will have to deal with the consequences as they see fit. We take this very seriously and will charge an additional fee on top of the security deposit. - $500 minimum Fee for having an Event and/or Party ($30,000 maximum) For longer stays: - There will be enough supplies for a 1-week stay - Further communication to coordinate cleanings such as pool, and/or other areas will be necessary. Expect a once a week pool maintenance to occur for any stays longer than 1 week.
