Copy of Driver's License and or Social Security Card or Visa/Passport or Government issued photo ID is required The following areas of adverse concern will be reviewed for acceptance of residency: Credit Report: Good credit required. Outstanding bad debts being reported on credit report of more than $1000 but less than $2999.99 requires added security deposit equal to one half month's rent. Bad debts of $3000-$4999.99 require added security deposit equal to one month's rent. More than $5000 in bad debt will be denied. Excessive unpaid collections (10 or more) may result in denial. All bankruptcies must be discharged or will be denied. Must have re-established positive credit for 6 months after a bankruptcy. Added security may be requested with a bankruptcy showing on credit within the past 3 years. Court Records Search: Current, in process, or Past Eviction Notices (Unlawful Detainer) within the last 3yrs will be denied paid or unpaid. If judgment is not paid will be denied if within the last 7 yrs. After 3 years and once the collection/ judgment is paid, will result in one month's additional security or a cosigner. Criminal History- including but not limited to Convictions for Theft, Drugs, Assault, Robbery, intent to sell Drugs, and Sex Offenses etc., and any criminal offense within the past 7yrs of a violent or physical manner will be consideration for denial. If applicant has been out of jail /prison less than seven years will be considered for denial. Multiple offenders will be denied no matter what the credit and rental reference shows. Rental References: Verifiable 12 months third party rental reference required. Lack of a valid 3rd party rental reference will require added security if the applicant has good credit. Rental history showing over $100.00 in damage that has been paid will require added security. If more than $100.00 and unpaid will be denied until paid and then would require added security. Will be denied if previous manager would not re-rent. If unauthorized persons or pets in a unit rented by applicant were found then added security would be required. First time renters with no established credit will require added security equal to one month's rent. First time renters with established good credit will require only added security equal to one half month's rent. Four or more late payments, NSF checks, or notices within a twelve month period will be consideration for denial. Any collection to Landlord will result in denial if not paid. Income/Employment Reference: Monthly household income must be equal to or greater than three times the monthly rent. In most cases roommates are qualified individually If unable to verify income over phone or fax - proof of income will be required by pay stubs, W-2, or bank statements. Self-employed will require 2yrs (most current) tax returns or bank statements. Other income may require Bank statements or other documentation Temporary or seasonal employment will require added security. Military will require proof of allotment. Automatic Denials: Any collection or judgment filed by a landlord over $100.00 within the past 3 years will result in a denial. After 3 years and once the collection/ judgment is paid, will result in one month's additional security. Any damage to a rental unit over $500.00 will result in denial paid or unpaid. Any current 3 day notice or unlawful detainer action or eviction will result in a denial if within the last 3 years paid or unpaid. Unpaid unlawful detainers within the past 7 years will result in a denial. More than four late payments or NSF checks for rent or mortgage or notices from a landlord with in a twelve month period will result in a denial If unemployed and unable to provide proof of adequate income will result in denial. False, misleading, or gross distortion of the truth will result in denial. Any bankruptcy that is not showing discharge will result in denial. Negative debt after a bankruptcy or lack of 6 months re-established credit after a bankruptcy will result in denial.
