Please Note: this listing is for 3526-B, which is the Rear House on this property. The Blue Bungalow is a cozy 880 sq ft free-standing House. It has 2 bedrooms, 1 bath, a small office/dining nook off the living room, and a laundry/storage room. It comes with central air conditioning, washer, dryer, and is all electric, so there's no gas bill. The yard is well-sized and includes a flagstone patio and several fruit trees (murcott mandarin, melonberry, figs, and grapes). The unit sits in the rear of the property and is adjacent to a large wooded lot where we have garden beds set up for the tenants (a great place to have coffee in the morning, or whatever). It's very private and secluded, and there is little noise from the street or neighbors. Up to two pets are allowed, but no dogs in this particular unit. Maintenance is generally quick, as the manager lives on site. Unit is available October 1st if new tenant cleans, and anytime after Oct. 7th if landlord cleans. November 1st move-in dates are ok. A $250 discount on the first month's rent is available to tenants willing to accept the unit as cleaned by prior tenant (landlord won't clean, but will do any necessary repairs). We have no hidden fees. Rent is $1250 per month with a $1750 deposit. Pet deposit is $300 for the first pet, $150 for a second pet. Pet rent is $10/mo/pet, maximum of two pets. Dogs are not allowed at this unit. Water is billed by the landlord based on usage (usually about $50-$60). There's a $70 water "deposit", which covers the last month's water bill (since it would be billed a month after move out). Tenant criteria: Monthly income must be at least $3600 for a single person, $4400 for a two person household, and must be documentable by paystubs, tax returns (if self-employed), etc. Credit score must be 600 or above. Unit available for showings beginning September 1st. The unit is currently occupied. Please feel free to drive by and look at the property, but please don't disturb the tenant.
