If a Tenant fully executes a lease with a move-in date on or before September 30th, 2023, then October 2023 rent is discounted by 1/2. All utilities are to be paid by the Tenant, and all utilities must be registered in the Tenant's name by the move-in date. No smoking or vaping products with tobacco or nicotine is allowed in the home. Up to 3 dogs are allowed with no breed or size restrictions, with an additional $300 security deposit and additional $100 cleaning fee per dog. The Tenant is responsible for tree, bush, and landscape maintenance, including maintaining front yard tree branches at least 8' above the public sidewalk and 5' away from the home. The home was built before 1978 and therefore lead based paint may be present, although no known presence has ever been detected. Rent is due on the 1st of the month and considered late on the 6th of the month. At least one tenant must have a credit score of 620 or higher to qualify for tenancy. Tenants must provide proof of income in the amount of 2.5 times monthly rent to qualify for tenancy. No past evictions and 2 years of rental history is required. The Security Deposit is intended to be used by the Landlord to restore the premises and property provided by the Landlord to its condition on the move-in date, except for normal wear and tear. A move-out cleaning fee of $300 will be assessed upon Tenant move-out. The pool pump is on a timer and is to be adjusted by the pool cleaning company only. Additional pool cleaning is the responsibility of the tenant. The cleaning and chemical adjustment is on Mondays except for holidays when the cleaning is moved to the prior Friday. The tenant must allow backyard access for the pool cleaning attendant through the front yard gate; a key to the gate is accessed by the pool cleaner through a lock box on the carport door, so the Tenant does not need to be present to allow access. Dogs are not allowed in the backyard while the pool attendant is in the backyard. The pool has an automatic water leveler, however sometimes leaves or debris may clog the leveler, so the Tenant is responsible for occasionally cleaning the water leveler so it continues to operate. The Tenant is not to add chemicals in the pool as the weekly chemical adjustment includes all chemicals necessary to maintain the pool in a clear state. In the City of Tempe, no more than 3 unrelated people are allowed on a single lease. There is a $2000 abandonment fee if the Tenant abandons the property as defined by the Arizona Landlord and Tenant Act prior to the end of the lease term. This abandonment fee is in addition to the abandonment process identified in the Arizona Landlord and Tenant Act.
