Rates for 2024 -2025 and availability are as follows: April 2024: $3500 December 2024: $3000 January, February and March 2025 rented as a unit: $4,800 per month April 2025: $3,500 May and October of 2025: $2,000/month June, July, and August of 2025: $1750/month September 2025: $1900 November of 2025 : rented January, February and March of 2025 must be rented as a unit for a total of $14,400.This is a bargain rate for a lovely property . Unlike rental companies or rental websites, there are no administrative, service, or management fees, which can be very expensive. This property is owner managed, so we can offer a better price. Compare!! Taxes are 7%, cleaning fee is $175, and Villages ID fee is $50. This lovely 2bed/2bath rancher in the Village of Rio Ranchero North is located in the Spanish Springs area. Rent includes all utilities, basic cable and internet, lawn care, and a golf cart. The home is in a quiet neighborhood, but a short golf cart ride to the squares of Spanish Springs and Sumter Landing. Tenant is responsible for rent plus 7% Florida transient tax, $50 Village ID fee, $175 non-refundable cleaning fee, $500 security deposit (This fee will be returned within 30 days after vacated if home is left in the same condition as prior to renting). This is a non-smoking and no pet rental. Smoking in any area of the villa including the rear lanai and front porch will result in loss of security deposit. A government issued ID is required for all parties on the lease. The master bedroom has a queen bed and the second bedroom has two twin beds. Both bedrooms have TVs. There is garage parking for one car and the golf cart. The driveway has space for two more vehicles. There are 2 screened porches and a lovely sunroom. You will be provided with starter supplies of paper towels, toilet paper, dishwasher detergent, hand soap. etc. Please replenish those items before exiting for the next guest. Also, you will receive a full tank of gas in the golf cart. Please refill for the next guest. Owner is allergic to animal hair, so pets are not allowed. Rate is for 2 people. Additional people are $200 per week. Max 2 guests This is a short term monthly rental.
