No Smoking: A restriction prohibiting smoking inside the rented property. 2. No large Pets: No large pets will be permitted in the property. Only small pets up to 20lbs are permitted. 3. Security Deposit: A security deposit in the amount of 1-months rent will be collected at moment of signing. 4. Alterations and Decorations: Tenant is not allowed to make any physical, structural changes to the home, paint the home, change any hardware, nor will they be allowed to make changes to the property's interior or exterior. 6. Subletting: Sublease of the home, or areas of the home to any other party is not permitted. 7. Utilities: Tenant will be responsable for all utilities of the home (Electricity, Gas, Water, Internet) during the lease term. The landlord will be responsable for all HOA fees during the lease term. 8. Renewal and Termination: renewal or termination must be notified 60-days before lease ends. No notification will result in forfeit of security deposit and any additional fees that the property will incur. For Early termination of the contract, the tenant will forfeit their security deposit and will be responsable for rent of the home until the home is leased again. 9. Property Inspections: Home inspections will take place every 6 months, with a 72-hour notice to the tenant.
