Property is close to both Hover and Airport roads for easier commuting. Renter is responsible for paying all utilities, telephone, cable and internet. Owner will pay for basic trash/recycle services. The yard has a sprinkler system that uses well water so only the home is on city water services. NO smoking/drug use allowed on the property! Pets are negotiable with a separate non-refundable pet deposit. Deposit and first month's rent due at signing. Renter is expected to keep the property/lawn clean and maintained. May discuss options with owner. This is a single family home only. Any guest staying longer than 14 days must have owner approval. Property is for residential use only. No commercial or business permitted. No alterations to the property without owner approval. Rent is due on the 1st of the month. A late fee of $25/day will be imposed after the 5th of the month and legal proceedings for eviction will start on the 15th of the month. Owner is responsible for kitchen appliances, heating and cooling. Exception: Owner will not replace washer/dryer or second refrigerator located in the laundry room when they break. Owner reserves the right to inspect the property at any time and must give the renter 24 hour notice unless cause for emergency. When owner needs access to the garage they will notify the renter that they will be on-site. The adjoining pasture to the south of the property is not included.
