Rent: Tenant agrees to pay Landlord the monthly rent of $1,785, due and payable on the first day of each month during the Lease term. Utilities: Tenant shall be responsible for the payment of all utilities and services associated with the Premises, including but not limited to electricity, gas, water, sewage, and trash removal. No Smoking: Smoking is strictly prohibited inside the Premises. Tenant and all occupants and guests shall not smoke, vape, or use any form of tobacco or illegal substances within the Premises. Violation of this policy may result in penalties, eviction, and damage charges. Wi-Fi: Landlord shall provide Tenant with complimentary Wi-Fi access during the Lease term. Tenant acknowledges that the Wi-Fi service is provided on an "as-is" basis, and Landlord shall not be responsible for any interruptions or malfunctions of the service. Maintenance and Repairs: Tenant agrees to promptly notify Landlord of any necessary repairs or maintenance issues within the Premises. Landlord shall be responsible for major repairs and maintenance, while Tenant shall be responsible for minor repairs and damages caused by Tenant or Tenant's guests. Tenant is also responsible for maintaining all devices, furniture, and equipment provided by Landlord in good working condition and pay for any damages caused to these devices, furniture, and equipment during the Lease term. Security Deposit: Tenant shall provide a security deposit in the amount of 1 month lease to be held by Landlord as security for the faithful performance of this Lease. The security deposit shall be refundable, less any deductions for damages, unpaid rent, or other charges, within 30 days after the termination of this Lease. Entry and Inspections: Landlord or its agents may enter the Premises for the purpose of inspection, maintenance, repairs, or showing the Premises to prospective tenants, with reasonable notice to Tenant, except in cases of emergency. Pets: Pets are not allowed on the Premises without prior written consent from Landlord. If Landlord grants permission for pets, additional terms and a pet deposit may be required. Termination: Either party may terminate this Lease with written notice of at least 30 days before the intended termination date. Entire Agreement: This Lease constitutes the entire agreement between the parties and supersedes all prior agreements and understandings, whether oral or written. Governing Law: This Lease shall be governed by and construed in accordance with the laws of the state of MO, and any legal actions related to this Lease shall be filed in the courts of Green County, MO.
