No pet deposit required. -Renter will be responsible for all household utilities. -No smoking of any kind. Lease term is for 1 year. -Rental history check, credit check, and criminal history check required. Potential renters will be responsible for the cost of these history checks. If these do not clear we cannot rent to you. Credit report should show that all your payments are 100% on time. -Renters should make 3 times the cost of rent per month. -All those who will be living at the property will need to sign a lease unless they are minors. Once a minor turns 18 years old they must sign the lease as well. -The renter must agree to maintain the rental property. This entails informing the rental property owner of maintenance issues. If the renter chooses to pay for maintenance an itemized receipt must be available and property owner will reimburse renter. -A $1000 security deposit is required to rent the house this money will hold the house for the renter. The security deposit may be refundable based on the condition of the property when they vacate. -The first month's rent will be due day of move in which is October 5th or later. Thereafter, rent will be due the 1st day of every month. -The last months rent must be paid on move in date as well. -The renter must be kind and courteous to neighbors. This includes keeping noise levels down after 8:00 PM. -If the renter breaks any of these lease terms they be be evicted within 31 days. Renter must give 60 day notice if they plan to vacate the property.
