Rent and Utilities: The tenant is responsible for all utility payments, including electricity, water, gas, and any other applicable services and any HOA Fees that raises during the tenants' occupancy. The Landlord will cover the weed and lawn maintenance. 2. Entry and Access: The landlord has the right to enter the premises for inspections, repairs, or emergencies with prior written notice to the tenant. The notice period will adhere to local laws and regulations and is typically within a reasonable timeframe. 3. Rent Amount and Payment: The monthly rent amount is $4300. Rent is due on the 1st of every month. Payment can be made by Zelle. Late rent payments may incur a penalty fee of [$100] per day, starting from the 3rd of every month. 4. Security Deposit: A security deposit equivalent to $4300 is due at the signing of the lease agreement. This deposit will be held as security for any unpaid rent, damages, or other expenses incurred during the tenancy, including paint, wall patching or professional cleaning. No Smoking: Smoking is strictly prohibited inside the premises, including any the front door entryway, common spaces and all decks. 6. Pet Policy: Pets are allowed on the premises, subject to approval by the landlord. Pet owners are responsible for picking up after their dog's waste within the home, lawn, and throughout the community. It is the tenant's responsibility to maintain cleanliness and promptly dispose of pet waste in designated receptacles. The community requires all pets to be on the leash at all times when outside (including on the yard outside the property). No aggressive breeds are permitted. Renters Insurance: The tenant is required to obtain and maintain renters insurance throughout the lease term, providing coverage for personal belongings and liability, pets, and full coverage of the house. Proof of insurance must be provided to the landlord upon request. 9. Lease Term: The initial lease term is one year. Upon discussion between the landlord and tenant, the lease may be renewed for subsequent periods or canceled sooner upon the agreement of both parties. 10. Maintenance and Damages: The tenant is responsible for maintaining a clean and sanitary interior and exterior premises. They are also liable for any damage caused by their actions, including normal wear and tear, and smell. 11. Liability and Indemnification: The tenant shall be responsible for any damage they cause to the interior and exterior premises, excluding normal wear and tear. 12. Alterations and Modifications: The tenant is not permitted to make any alterations or modifications to the interior or exterior of the property. This includes no wallpapering, drilling, painting, or adding any built-in fixtures without prior written consent from the landlord. - Signs: Tenant shall not display any signs, exterior lights or markings on property. No awnings or other projections shall be attached to the outside of the building of which property is a part. - Locks: Tenant is prohibited from adding locks to, changing or in any way altering locks installed on the doors of property, without the written permission of the Landlord. - Entrances, Hallways, Walks and Lawns: Entrances, hallways, walks, lawns and other public areas shall not be obstructed or used for any purpose other than ingress and egress. - Antennas: Radio or television aerials shall not be placed or erected on the roof or exterior buildings. - Parking: Boats, trailers, campers or other vehicles outside of cars are prohibited from being stored in the driveway of the property. - Storage: No goods or materials of any kind or description which are combustible or would increase fire risk shall be taken or placed in storage areas. Storage in such areas shall be at Tenants's risk and the Landlord shall not be responsible for any loss or damage. - Walls: No nails, screws or adhesive hangers except standard picture hooks, shade, brackets and curtain rod brackets may be placed in walls, woodwork or any part or property. - Balcony or Patio: Balcony or patio shall be kept neat and clean at all times. No rugs, towels, laundry, clothing or other items shall be stored, hung or draped on railing or other portions of balcony or patio. - Guests: Tenant shall be responsible and liable for the conduct of his guests. Acts of guests in violation of this agreement or the Landlord's rules and regulations may be deemed by the Landlord to be a breach by Tenant. - Drapes and Shades: All draped and shades installed by Tenant must be lined in white to present a uniform exterior appearance. Water beds: Tenant shall not have or keep any water beds in the property without prior written permission of the Landlord. - Pest Control: Landlord shall be responsible for termite treatment. However, rodent control is the responsibility of the Tenant. All treatment for insects including, but not limited to, ants, roaches, spiders shall be the responsibility of the Tenant. 13. Illegal Activity: Engaging in any illegal activities on the premises is strictly prohibited. Including any guest's of the Tenant. Any illegal activity engaged by the Tenant or their guest's is not the responsibility of the Landlord and any consequences incurred are the sole responsibility of the Tenant. 14. Appliance and Fixture Maintenance: All appliances and fixtures provided within the property must be kept in pristine condition. The tenant is not allowed to remove or replace or sell any installed fixtures without prior written consent from the landlord. 15. Maintenance and Repairs: The tenant is responsible for routine maintenance tasks, such as light bulb replacement and regular cleaning. Weed pulling from front of the house/ lawn Maintenance/ curb appeal, The landlord will handle major repairs and maintenance issues promptly upon notification by the tenant. 16. Subleasing: Subleasing or assigning the lease without prior written consent from the landlord is strictly prohibited. The tenant acknowledges and agrees that subleasing the premises, in whole or in part, is not allowed under any circumstances (including Air B&B and other rental platforms). 17. End of Lease Cleaning: At the end of the lease period, it is the responsibility of the tenant to have the home professionally cleaned. This includes thorough cleaning of all areas, including but not limited to floors, carpets, appliances, bathrooms, and windows. The cleaning must be conducted by a professional cleaning service approved by the landlord, and the tenant is responsible for covering the associated costs. 18. Rules and Regulations: The tenant agrees to abide by all applicable rules and regulations of the premises, including but not limited to noise restrictions, parking regulations, and any community or building-specific guidelines. 19. HOA Rules and Regulations: The tenant agrees to comply with all applicable rules and regulations of the homeowners' association (HOA) governing the property. This includes, but is not limited to, restrictions of on-street parking. The tenant shall not park vehicles on the street in violation of HOA rules and shall utilize designated parking areas as specified by the HOA. The HOA rules and regulations will be given to the tenant upon signing the rental agreement. 20. Lawn Care: The Landlord shall be responsible for keeping the lawn mowed, drives and walkways edged and keeping the property free of weeds. 21. Fire or Serious Damage: If Property is made uninhabitable by fire or significant damage, including, but not limited to, storm damage, flooding, mold or other environmental hazards that pose risk to the occupants health, or accident not the fault of Tenant, the agreement shall be terminated. 22. Smoke Alarms: Smoke Alarms are placed in each property for the occupant's safety. It is the Tenants's responsibility to test each smoke alarm monthly and to replace the battery as necessary. 23. USE: Property shall be used for residential purposes only and shall be occupied only by the persons named in Tenant's application to lease. More details stated in rental agreement. 24. Property Loss or Damage: Landlord shall not be liable for damage to Tenant's personal property of any type for any reason or cause whatsoever, except where such is due to Landlords negligence. Tenant shall be responsible for obtaining fire, extended coverage and liability insurance with respect to personal property and contents. 25. Repairs: Tenant accepts property in "as is" condition as suited for the use intended. Tenant understands and agrees that the property, equipment and fixtures will be under the control of Tenant and agrees to keep said property together with the fixtures therein, in a clean, sightly and sanitary condition. Upon receipt of written notice from Tenant, Landlord will, within a reasonable time period thereafter, repair the following (1) all defects in the property which create unsafe living conditions or render the Property uninhabitable, and (2) to the extent required by State law, such other defects which, if not corrected, will leave the property in a state of disrepair. Except as provided above, Tenant agrees to maintain the property in the clean condition presented at the time of rental, normal wear and tear excepted. If any damage, beyond normal wear and tear, is caused by Tenant or their guest, Tenant agrees to pay the Landlord the cost of repair with the next rent payment. 26. Abandonment: If Tenant removes or attempts to remove property from the premises other than in the usual course of continuing occupancy, without having first paid the Landlord all monies due, property may be considered abandoned, and the Landlord shall have the right, without notice, to store or dispose of any property left on the premises by Tenant. The Landlord shall also have the right to store or dispose of any of Tenant's property remaining on the premises after the termination of this agreement. Any such property shall be considered the Landlord's property and title thereto shall vest in the Landlord.
