UNDER NO CIRCUMSTANCES DOES THE HOME OWNERS INSURANCE COVER TENANT(S) PERSONAL BELONGINGS. IT WILL BE TENANTS RESPONSIBILTY TO PURCHASE A RENTERS INSURANCE POLICY. The home has an 2 year old HVAC unit, which requires an air filter. Per this lease agreement, Tenant is required to change the Air Filter EVERY MONTH. It is the tenant's responsibility to make themselves familiar with the location(s), and how to remove the old filter to replace it with a new filter. If tenant does not change out the Air Filter and it results in a service call or any damage to the HVAC unit from the result of a dirty air filter, the tenant will be financially responsible for the vendor service call and repairs needed. Neither Tenant nor anyone claiming through Tenant shall have the right to file mechanics liens or any other kind of lien on the Premises and the filing of this Lease Agreement constitute notice that such liens are invalid. Further, Tenant agrees to the following: (1) give actual advance notice to any contractors, subcontractors or suppliers of goods, labor, or services that such liens will not be valid and (2) take whatever additional steps that is necessary in order to keep Premises free of all liens resulting from construction done by or for Tenant. If, at any time, Tenant breaks the terms set forth in this Lease Agreement, 1. Tenant will pay an early lease termination fee of $200.00, 2. Tenant will forfeit Security Deposit, 3. Tenant will be required to pay Lease Payment until Premises is re-rented. Such a termination shall not limit Landlords right to collect any monies owed as of the date of termination, or to which Landlord is entitled to collect herein after the termination of this Lease Agreement; it being expressly agreed that such rights shall survive the termination of this Lease Agreement. If Tenant signs this Lease Agreement and chooses not to reside in Premises, Tenant forfeits Security Deposit to Owner, unless a change in military orders has occurred. Per Georgia Law, Tenant is responsible for providing the landlord with formal written notice to vacate at the completion of Lease Agreement, same applies to Military Orders. The formal written notice is to be in the form of "30-Day Notice of Intent to Vacate" paperwork, which is requested by tenant from landlord, and to be turned in and signed by all parties, no later than 30-days before this lease's expiration date. At which time, a Move-Out Inspection will be scheduled. If lease expires and new lease isn't signed Teanet won't be able to live month to month.
